CONDITIONS OF APPROVAL SA-9534 Louis and Darlene Borelli Site Approval Application No. SA-95-34 was approved by the San Joaquin County Community Development Department on December 7, 1995. The effective date of approval is December 17, 1995. This approval will expire on June 17, 1997, which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been Identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Richard Larrouy, 4683142): a. APPROVED USE. This approval shall be to change an existing non-conforming use to a new non-conforming use in an existing shop building: from a cabinet shop to an automotive restoration facility. b. BUILDING PERMIT. A'COMMERCIAL BUILDING PERMIT APPLICATION'will be required for any structural remodelling and may be required if the approval results in a change of occupancy to the building. The Site Plan required as a part of the building permit must show drainage, driveway access details including gates, on-site parking, signs, existing and proposed utility services, and grading (refer to the 'SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9-884) C. BUSINESS LICENSE. The applicant shall secure an approved Business License prior to the initiation of the use. The Business License may be submitted concurrently with the building permit application. (Section 7-1000 of the County Ordinance Code) d. PARKING and SURFACING. Off-street parking shall be provided and comply with the following: All parking spaces, driveways, maneuvering areas, and used automobile parking areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface.
