Parking shall be provided as follows: 2 spaces for each 1,000-square-feet of building <br /> used for automotive repairs, .67 space for each employee on the largest employment <br /> shift, and one space for each automobile being stored on the site. The size and location <br /> of the employee and customer parking spaces shall be consistent with the requirements <br /> of Chapter 9-1015 of the Development Title. Parking calculations and details shall be <br /> included on the Site Plan. <br /> e. TRASH ENCLOSURE. Any outdoor trash bins shall be kept in an enclosure with solid <br /> masonry walls on three sides and gated on the fourth side. Details shall be included on <br /> the Site Plan. <br /> f. LIGHTING. Any security or parking lot lighting shall be installed according to the <br /> requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be <br /> designed to confine direct rays to the premises. No spillover beyond the property lines <br /> shall be permitted, except onto public thoroughfares, provided, however, that such light <br /> shall not cause a hazard to motorists. Lighting details shall be included on the Site Plan. <br /> 9. SIGNS. No additional advertising signs shall be permitted as a part of this approval. The <br /> face of any signs that advertise the current nonconforming use on the site may be <br /> modified to advertise the new nonconforming use. Sign details shall be included on the <br /> Site Plan. <br /> h. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> 1. Exterior walls less than 20'from a property line shall be of one-hour, fire-resistive <br /> construction. <br /> 2. The proposed building shall be provided with an automatic fire sprinkle system <br /> or divided into areas less than 3,000 square feet by area separation walls. <br /> 3. The proposed use will change the occupancy from a (B-2 or H-2) occupancy to <br /> an (H-4) occupancy (U.B.C. Section 502). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, <br /> mechanical, electrical, energy and disabled access requirements. <br /> 4.
