PREVIOUSLYAPPROVED <br /> CONDITIONS OF APPROVAL <br /> PA-0600119(SU, TE) <br /> GHIO <br /> Six-year Time Extension request for a previously approved Major Subdivision application no. PA- <br /> 0600119 was approved by the San Joaquin County Planning Commission on June 2, 2016. The <br /> effective date of approval is June 13, 2016. This tentative map approval will expire on May 13, <br /> 2022, which is 72 months from the previous expiration date, unless (1) all Conditions of Approval <br /> have been complied with and (2) a Final Map has been filed with and accepted by the County <br /> Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Mo Hatef, 468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map <br /> dated February 23, 2006. <br /> b. LOT WIDTH:1 he width of individual lots may be reduced to 42 feet provided the following <br /> conditions are met: <br /> (1) The average lot width for all lots in this proposed subdivision shall be equal to or greater than <br /> the minimum lot width required (60 feet). (Development Title Section 9-310.4[a][1]) <br /> (2) Individual corner lots shall not have a lot width of less than 50 feet. (Development Title <br /> Section 9-310.4[a][2]) <br /> c. LOT SIZE: The size of individual lots may be reduced to 5,000 square feet provided the following <br /> conditions are met: <br /> (1) The average lot area for all lots in this proposed subdivision shall be equal to or greater than <br /> the minimum lot area required (6,000 square feet). TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance: <br /> (1) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> A. The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an <br /> approved Improvement Plan application. The replacement of any tree removed under <br /> this subsection shall be specified in Section 9-1505.4. (Development Title Section 9- <br /> 1505.3) <br /> e. RIPARIAN HABITAT: Parallel to Mormon Slough, a natural open space for riparian habitat and <br /> waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality.
