CONDITIONS OF APPROVAL <br /> PA-0600119 <br /> Affordable Luxury Homes <br /> Major Subdivision Application No. PA-0600119 was approved by the San Joaquin County Planning <br /> Commission on May 4, 2006. The effective date of approval is May 14, 2006. This tentative map <br /> approval will expire on May 13, 2009, which is three years from the date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, 468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map <br /> dated February 23, 2006. <br /> b. LOT WIDTH: The width of individual lots may be reduced to 42 feet provided the following <br /> conditions are met: <br /> (1) The average lot width for all lots in this proposed subdivision shall be equal to or greater than <br /> the minimum lot width required (60 feet). (Development Title Section 9-310.4[a][1]) <br /> (2) Individual corner lots shall not have a lot width of less than 50 feet. (Development Title <br /> Section 9-310.4[a][2]) <br /> c. LOT SIZE: The size of individual lots may be reduced to 5,000 square feet provided the following <br /> conditions are met: <br /> (1) The average lot area for all lots in this proposed subdivision shall be equal to or greater than <br /> the minimum lot area required (6,000 square feet). (Development Title Section 9-310.31b][1]) <br /> (2) Individual lots shall not be less than five thousand (5,000) square feet in area. (Development <br /> Title Section 9-310.3[b][2]) <br /> d. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance: <br /> (1) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> A. The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an <br /> approved Improvement Plan application. The replacement of any tree removed under <br /> this subsection shall be specified in Section 9-1505.4.
