Conditions <br /> Major Subdivision Application No. PA-0600119 was approved by the Planning Commission on <br /> The effective date of approval is . This tentative map approval will expire on <br /> which is three (3) years from the effective date of approval, unless (1) all Conditions of Approval <br /> have been complied with and (2) a Final Map has been filed with and accepted by the County <br /> Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact Mo Hatef, 468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map <br /> dated February 23, 2006. <br /> b. LOT SIZE AND WIDTH the following lot size and width regulations shall apply to this map: <br /> (1) The average lot width for all lots in this proposed subdivision shall be equal to or greater than <br /> the minimum lot width required (60 feet). (Development Title Section 9-310.4[a][1]) <br /> (2) Individual corner lots shall not have a lot width of less than 50 feet. (Development Title <br /> Section 9-310.4[a][2]) <br /> (3) The average lot area for all lots in this proposed subdivision shall be equal to or greater than <br /> the minimum lot area required (6,000 square feet). (Development Title Section 9-310.3[b][1]) <br /> (4) Individual lots shall not be less than five thousand (5000) square feet in area. (Development <br /> Title Section 9-310 3[b][2]) <br /> c TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance <br /> (1) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> A The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an <br /> approved Improvement Plan application. (Development Title Section 9-1505.3) <br /> d. RIPARIAN HABITAT: Parallel to Mormon Slough, a natural open space for riparian habitat and <br /> waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality. The minimum width of said open space from the storm drain <br /> detention basin shall be one-hundred (100)feet, measured from the mean high water level of the <br /> natural bank of Mormon Slough, or fifty (50) feet back from the existing riparian habitat, whichever <br /> is greater. Water-dependent uses may be permitted in this buffer.
