Those Conditions followed <br /> by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified and other ordinance <br /> requirements may apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, 468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative <br /> map dated February 23, 2006. <br /> b. LOT SIZE AND WIDTH: the following lot size and width regulations shall apply to this <br /> map: <br /> i) The average lot width for all lots in this proposed subdivision shall be equal to or <br /> greater than the minimum lot width required (60 feet). (Development Title Section 9- <br /> 310.4[a][1]) <br /> ii) Individual corner lots shall not have a lot width of less than 50 feet. RIPARIAN HABITAT: Parallel to Mormon Slough, a natural open space for riparian <br /> habitat and waterway protection shall be maintained to provide nesting and foraging <br /> habitat and the protection of waterway quality. The minimum width of said open space <br /> from the storm drain detention basin shall be one-hundred (100) feet, measured from the <br /> mean high water level of the natural bank of Mormon Slough, or fifty (50) feet back from <br /> the existing riparian habitat, whichever is greater.
