Wastewater Disposal <br /> Development Title Section 9-1105.3 (a) states that subdivisions within an urban community shall <br /> be served by a public wastewater disposal system. Wastewater disposal is provided by the East <br /> Stockton Sanitary Sewer Project. The Department of Public Works has stated that eleven sewer <br /> connections are available through the East Stockton Sanitary Sewer Project. <br /> Water System <br /> Development Title Section 9-1120.3 (a) states that subdivisions in an urban community with <br /> parcels less than two (2) acres shall be served by a public water system. California Water <br /> Service provides water service to the area. A "will-serve" letter has been provided by California <br /> Water Service verifying these services are available. <br /> Storm Drainage <br /> Development Title Section 9-1135.3 (a) states that subdivision drainage facilities shall discharge <br /> into a terminal drain, except that an agency retention basin may be an acceptable alternative <br /> where permitted by a Master Plan or Special Purpose Plan. The applicant has proposed an on- <br /> site detention basin and the Department of Public Works has provided a "will-serve" letter <br /> confirming County Service Area No. 41 will serve the proposed subdivision with storm drainage. <br /> Lot Line Adiustment <br /> The recordation of a "Notice of Lot Line Adjustment" for the proposed Lot Line Adjustment shown <br /> on the Tentative Map shall be filed prior to the approval of the Final Map. As of March 24, 2006, <br /> no application has been submitted to the Community Development Department. <br /> Tentative Map <br /> A revised tentative map will be required. The revised tentative map must show the following: <br /> • The open space setback requirement from the existing riparian habitat and mean <br /> high water level of the natural bank. <br /> • The trunk diameter of the Oak Tree displayed on Lot 1. <br /> • The applicant's proposed plan with the Oak Tree on Lot 1. <br /> • The drip line of the Oak Tree. <br /> Major Subdivision Application No. PA-0600119 is scheduled to be heard before the Planning <br /> Commission on April 20, 2006. The Community Development Department has reviewed the <br /> Major Subdivision Application and responses from other agencies, and pending any outstanding <br /> issues have been resolved, will be recommending that the Planning Commission approve the <br /> project subject to the following conditions: <br /> Major Subdivision Application No. PA-0600119 was approved by the Planning <br /> Commission on .
