CONDITIONS OF APPROVAL <br /> PA-04-179 <br /> Dama, Inc. <br /> Minor Subdivision Application No. PA-04-179 was approved by the San Joaquin County Community <br /> Development Department on June 1, 2004. The effective date of approval is June 11, 2004. This <br /> tentative map approval will expire on June 11, 2007, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated April 27, 2004. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 60 feet, measured a distance of 20 feet back from <br /> the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 6,000 square feet. (Development Title Section 9- <br /> 310.3) <br /> c. DEMOLITION PERMIT: A demolition permit shall be obtained at the Building Department to remove <br /> the existing barn and accessory buildings as shown on the tentative map. <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot wide private easement for access to parcels 1, 2, 3 &4 along parcels 1, 2, 3, <br /> 4 & the designated remainder shall be shown on the Parcel Map. (Development Title Section 9- <br /> 1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. At the time of development of parcels 1, 2, 3, or 4, the entire length of the private right-of- <br /> way for parcels 1, 2, 3, &4 shall be constructed and maintained to the standards required by <br /> Section 10.207 of the Uniform Fire Code and applicable San Joaquin County Improvement <br /> Standards. (Development Title Section 9-1150.15[c)) <br /> e. ROAD NAMES: The names on the approved tentative map dated April 27, 2004 have not been <br /> approved. Revised subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Contact Kimberly Wallace at 468-0816 for road name <br /> standards.
