Phase I Environmental Site Assessment 1�err�con <br /> Proposed CarMax Automotive Dealership ■ Stockton, California <br /> August 8, 2015 ■ Terracon Project No. NA157024 <br /> EXECUTIVE SUMMARY <br /> This Phase I Environmental Site Assessment (ESA) was performed in accordance with the <br /> Agreement dated June 26, 2015 and Proposal Number PNA150135 dated April 13, 2015, and <br /> was conducted consistent with the procedures included in ASTM E1527-13, Standard Practice <br /> for Environmental Site Assessments:Phase I Environmental Site Assessment Process. The ESA <br /> was conducted under the supervision or responsible charge of Kent R. Wheeler, Environmental <br /> Professional. Tamara K. Woods performed the site reconnaissance on July 6, 2015. <br /> Findings <br /> A summary of findings is provided below. It should be recognized that details were not included <br /> or fully developed in this section, and the report must be read in its entirety for a comprehensive <br /> understanding of the items contained herein. <br /> Site Description and Use <br /> The site consists of an approximately 7.19-acre tract of vacant land located on the southwest <br /> intersection of East Hammer Lane and Maranatha Drive on Assessor's Parcel Number 130-03- <br /> 012. The site was unoccupied at the time of the site reconnaissance. During the site <br /> reconnais remnants of a former walnut orchard, a fig tree, grape v' e, abandoned <br /> agricultural w II, and a minor amount of fill dirt, were observed on the northern portion o site <br /> pa mounted transformer was observed at the northwestern corner of the site. The southern <br /> portion of the site was observed to be open land with no plantings. Minor amounts of trash and <br /> debris was observed at the southwestern corner of the site and along the western border. <br /> Historical Information <br /> Based on a review of the historical information, the site contained a residential structure from as <br /> early as 1910 and contained two residential structures with row crops from as early as 1937 <br /> through the early 1950s. One structure was removed from the site by 1957. The site was <br /> delnned with or ards fr m the mid-to late 1950s through the mid-2000s. The remaining <br /> ntial structure was removed from the site in the early 1980s and the grcfi�ards were cleare <br /> in the mid 2000s. The site as remained vacant land from the late 2000s through the present. <br /> The properties surrounding the site consisted of agricultural land (row crops and orchards)from <br /> the late 1930s through early 1990s. The existing residential neighborhood to the northeast and <br /> commercial structures to the west were developed in the early 1990s through the early 2000s, <br /> and the adjoining properties have remained relatively unchanged through the present. <br /> Based on a review of the historical information, the site was used for row crops and an orchard <br /> from the late 1930s through the mid-2000s. Historic uses of the site have been for agricultural <br /> activities likely including the use of pesticides and herbicides.Although the client should be aware <br /> Responsive ■ Resourceful ■ Reliable I <br />
