Phase I Environmental Site Assessment l��rracon <br /> Proposed CarMax Automotive Dealership ■ Stockton, California <br /> August 8, 2015 ■ Terracon Project No. NA157024 <br /> of these historic agricultural practices, no indications of pesticide and/or herbicide misuse were <br /> observed on the site. If in the future the site use should change to a school, day care, or <br /> residential, additional assessment may be warranted to further evaluate the potential presence of <br /> pesticides or herbicides at the site. <br /> Records Review <br /> Selected federal and state environmental regulatory databases as well as responses from state <br /> and local regulatory agencies were reviewed. The site was not listed in the regulatory database. <br /> Based on distance, environmental setting and/orfacility characteristics,the identified facilities and <br /> inquiry results from the local agencies do not appear to constitute RECs in connection with the <br /> site at this time. <br /> Site Reconnaissance <br /> During the site reconnaissance, the site was observed as vacant land with no improvements or <br /> structures. Minor amounts of trash and debris were observed at the southwest comer of the site <br /> and along the western boundary. Based on site observations, RECs were not identified in <br /> connection with the site. <br /> Adioining Properties <br /> Hammer Lane abuts the site to the north followed by vacant land and a residential subdivision to <br /> the northeast. Maranatha Drive abuts the site to the east followed by vacant land. The properties <br /> to the adjoining south consist of a walnut orchard. The properties to the adjoining west consist of <br /> the Home Depot and Hammer Lane Self Storage. No RECs were identified associated with the <br /> adjoining properties. <br /> Additional Services <br /> Per the agreed scope of services specified in the proposal, a limited vapor encroachment <br /> screening was conducted. Based on the physical setting of the site, the current use of the site <br /> and the findings from the historical and regulatory records review, VECs are not likely to exist at <br /> the site. <br /> Opinions and Conclusions <br /> We have performed a Phase I ESA consistent with the procedures included in ASTM Practice <br /> E1527-13 at the southwest corner of E. Hammer _l Ana-a aranatha Drive, Stockton, San <br /> Joaquin County, California.W cognized Environmental Conditions (RECs) Controlled RECs <br /> were not identified in connection with the site. <br /> — _ <br /> Recommendations <br /> Based on the scope of services, limitations, and conclusions of this assessment, Terracon did not <br /> identify RECs or CRECs.
