PA-0400294 OF PRESTON & <br /> MARY LEDBETTER (C/O DILLON & MURPHY) (APN: 019-020-35) (ADDRESS: <br /> 13422 E. HAMMOND STREET, LOCKEFORD) <br /> The applicant has submitted the above referenced Minor Subdivision Pre-Application to subdivide <br /> a 1.14-acre parcel into three parcels: Parcel 1 to contain 27,200 square feet, Parcel 2 to contain <br /> 10,400 square feet, and Parcel 3 to contain 10,400 square feet. Parcel 1 will contain the existing <br /> single family residence and accessory structures. The parcel has a General Plan designation of <br /> R/L (Low Density Residential)and a Zoning of R-L (Low Density Residential). <br /> The project site is located on the southeast corner of Hammond Street and Cotton Road in the <br /> unincorporated, urban community of Lockeford. <br /> The Community Development Department has reviewed the proposed Minor Subdivision Pre- <br /> Application and offers the following comments: <br /> General Plan Policies <br /> Lot Size <br /> The Community Plan for Lockeford states that the minimum parcel size in the Residential- <br /> Low Density designation shall be 8,000 square feet. (General Plan Vol. II, pg. VI-15) The <br /> applicant is proposing to create three parcels: Parcel 1 will be 27,200 square feet, and <br /> Parcels 2 and 3 will be 10,400 square feet each. All other lot regulations with regard to lots in <br /> the R-L zone will apply. <br /> Residential Development Policy 1(c)(1) (General Plan Volume I Page IV-18) <br /> Density: 2 to 6 primary dwelling units are allowed per gross acre. <br /> • With a total size of 1.14 acres and three (3) proposed lots, this density would fall <br /> within the guideline set forth in the General Plan. <br />
