b. APPROVED USE: This approval is for a full production winery in two existing buildings <br /> totaling 9,365 sq. ft., as shown on the Plan submitted February 7, 2000. <br /> Building one will contain 2,115-sq. ft, of barrel storage(915-sq. ft. ground floor, <br /> 1,200 sq. ft. basement), and a 1,200 sq. ft. office on the ground floor. Building two <br /> will contain a 1,800-sq.ft. wine cellar and 4,250-sq. ft, of storage space. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Any additional stormwater drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5) <br /> 2) A minimum of 23 parking spaces shall be provided, including 1 van accessible space <br /> (2.5 spaces are required for every 1,000 feet of building area). (Development Title <br /> Section 9-1015.3) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. (Development <br /> Title Section 9-1015.5[g][41) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) landscaping within the perimeter of the parking area. (Development Title Section <br /> 9-1020.5) <br /> h. BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> 1) The proposed use will change the occupancy from a U-3 occupancy to a B/S-1 <br /> occupancy (U.B.C.
