CONDITIONS OF APPROVAL <br /> MS-92-116 <br /> VERNON & DAVID METTLER <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The retirement homesite parcel shall be a minimum of one <br /> and one-half acres. (Planning Title Section 9-4010. 2{c}) <br /> b. The required lot width shall be 100 feet minimum. <br /> (Planning Title Section 9-4010.21b}) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be requiiud when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 181. 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> d. Dedication to result in a 27-foot wide right-of-way from <br /> the centerline of Handel Road to the property line shall <br /> be required across the frontage of Parcel 1. (Planning <br /> Title Section 9-9430, 9-9431) <br /> e. The frontage improvements for Handel Road across Parcel <br /> 1 shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way rural road.
