The land slopes down to the northeast in the vicinity of the <br /> Site. <br /> LAccording to San Joaquin County Community Development Department, the Site is zoned R-R, <br /> rural residential. This zoning designation"is intended to provide for large lot rural homesites within <br /> or adjacent to existing Rural Communities. Lots will have sufficient area to allow for individual <br /> water supply, sewage disposal, and storm water drainage,but not to support significant commercial <br /> agriculture"(www.co.san-joaquin.ca.us, 2005). <br /> L1.2 Proposed Development <br /> Our office was provided with a tentative parcel map from Siegfried Engineering,Inc. of Stockton. <br /> LMs.Lim proposes to divide the property into a 2.186-acre parcel ("Parcel 1") and a 2.815-acre parcel <br /> CTarce12"). The proposed parcel division as depicted on the tentative map is indicated on Plate 1 <br /> of this report. <br /> 1.3 Site Vicinity <br /> LA site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> I <br /> (" A site map is included in the appendix of this report as Plate 1. <br /> v <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> Ms. Dolores Lim was interviewed in person on July 19, 2005. She rents the property to a tenant who lives in the <br /> 6. house and owns a few horses that graze on the surrounding pasture land.Mrs.Lim indicated that <br /> she has no knowledge of the previous owner or the previous use of the property. <br /> I6. 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic Tank Usage <br /> One septic system is located on the Site.
