Surface and Subsurface Contamindlon Report
23403 Hansen Road,Tracy,CA
L
(USGS,1993), and photos provided by Environmental Data Resources, Inc. (EDR) for the years 1957,
1982, and 1993 for information regarding historical site uses. In addition, EDR was contracted to
provide a report detailing a search of local, State, and Federal databases for sites within radii
prescribed in ASTM Standard El 527-00 (Phase I Environmental Site Assessment).
2.0 PROPERTY DESCRIPTION
2.1 Site Description
The subject property is located in the southeastern 1/4 of the northeastern '/4 of Section 22, Township 2
" South, Range 4 East, Mount Diablo Base and Meridian, in San Joaquin County, California. The
property resides in an area of rural residential use. The legal description of the parcel is APN# 209-
130-29. The parcel is a pan-shaped parcel, which includes a narrow panhandle that extends
ti approximately 300 feet eastward from the main portion of the parcel to Hansen Road. The
westemmost boundary of the parcel sits approximately 1,000 feet west of Hansen Road. A copy of an
aerial photograph showing the approximate boundaries of the parcel is included in Attachment 1.
V
Two structures are located on the property, a private residence in the northeast comer of the parcel (not
counting the panhandle) and a horse stable immediately west of the residence. In addition, an
h.. abandoned chicken coop is located in the open land southwest of the residence. The residence/horse
stable "compound" occupies approximately 1.5 acres, while the remainder of the parcel is comprised
of open land. The residence is a two-story,ranch-style house with stucco finish and tile roof, the horse
stable is a wooden structure, and the abandoned chicken coop is finished to match the residence. A
domestic supply well is located southeast of the residence, finished on a concrete pad with a small
pressure tank and in-line water filter. Sewage treatment is via a septic system, the location of which is
not apparent. Copies of photographs taken during the site inspection are included in Attachment 2.
The current owners acquired the property in 2001. Based upon review of aerial photographs, the C2, 7
residence was built prior to 1982. The 1957 and 1970s aerial photographs show the area planted to l
row crops and orchards. The undeveloped portion of the parcel appears to have retrained undeveloped
from at least 1982 to the present. Copies of the EDR Aerial Photography Print Report is included in
Attachment 3.
2.2 Physical Setting
The site is situated on relatively flat ground that slopes gently downward toward the northeast. The
ground surface elevation sits between approximately 97 and 103 feet above mean sea level. A copy of
a partial topographic map (USGS 7 '/2 Minute Quadrangle, Midway, California) is included in
Attachment 1. No surface water bodies are located within the property boundaries, although a dry,
_ unlined surface drainage borders the property on the west.
According to the U.S. Department of Agriculture's "Soil Survey of San Joaquin County, California,"
soil units at the property include Capay clay (map symbol 118). A description of soil, as well as the
y 1970s aerial photograph of the area, excerpted from the USDA Soil Survey report, is included in
Attachment 4. Groundwater beneath the site is expected to at between 40 and 50 feet below the
r
G:\GRouNDZE\PHASEI\Lim\lirntsqsum.doc
r
