COMMENTS ON DEVELOPMENT <br /> SA-93-49 5TH REVISION <br /> 10. A traffic study shall be conducted to determine if traffic <br /> signals are warranted at the intersection of Hansen Road and <br /> Schulte Road. The developer shall deposit funds with the <br /> County for all costs, as estimated by the Public Works <br /> Department Public Facilities Division, prior to Public Works <br /> Department preparing or contracting for the required study. <br /> (Development Title Section 9-1150.4) <br /> 11. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specifications must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Improvement Plan. <br /> (Development Title Section 9-1150.2) <br /> 12. The Traffic Impact Mitigation Fee will be required. The fee <br /> is due and payable at the time of building permit application. <br /> (The fee currently are $961. 00 per 1, 000 gross square foot of <br /> building as "Manufacturing" or $249. 99 per daily trip-end <br /> generated in the Tracy area. The removal of the existing <br /> residence will generate a credit of $2, 515. 00. The fee shall <br /> be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> 13 . Proof of no increased demand upon the water supply currently <br /> available at the project site shall be provided. <br /> (Resolution R-91-973 , San Joaquin County Ordinance No. 3736) <br /> 14. Written permission shall be obtained from the Southern Pacific <br /> Railroad Company to use the Hansen Road crossing by the <br /> public. <br /> 15.
