CONDITIONS OF APPROVAL <br /> PA-1400027 <br /> Musco Family Olive Products, Inc. <br /> (c/o Ben Hall ) <br /> Use Permit Application No. PA-1400027 was approved by the San Joaquin County Planning <br /> Commission on May 15, 2014. The effective date of approval is May 25, 2014. This approval will <br /> expire on November 24, 2015, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, 468-3160) <br /> a. GRADING PERMIT: Submit an "APPLICATION-COMMERCIAL GRADING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on- <br /> site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the <br /> "SITE PLAN CHECK LIST"for details). A fee is required for the Site Plan review. (Development <br /> Title Section 9-884) <br /> b. APPROVED USE: This approval is for the construction of two retention ponds for the retention <br /> of processed waster water for an existing olive processing facility as shown on the site plan <br /> dated February 24, 2014. No additional structures are being requested with this application. <br /> (Use Type:Agricultural Processing-Food Manufacturing) <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable,the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-12452) <br /> d. WASTE WATER POND EASEMENT(APN: 209-110-06): The project applicant shall create a <br /> drainage easement for APN: 209-110-06 for the benefit of accepting processed waste water <br /> from the existing Musco Family Olive Plant. The easement shall be recorded with County <br /> Recorders office and a copy provided to the Community Development Department prior to <br /> issuance of the grading permit. <br /> e. LANDSCAPING AND SCREENING: Landscaping and Screening consistent with Development <br /> Title Sections 9-1020 and 9-1022 is required: <br /> The project applicant shall plant a row of trees along the Interstate 580 property frontage to <br /> provide visual screening of the project. The trees shall be permanently maintained by a drip <br /> irrigation system and monitored annually to ensure adequate screening is maintained <br /> throughout the life of the project. At the northwest corner of the site, the trees shall follow the <br /> northwest berm of Pond One. <br />
