HANSEN ROAD, TRACY) <br /> The applicant has submitted the above referenced Site Approval application for a diesel <br /> truck repair business with a truck wash to service a maximum of seven (7) trucks per <br /> day. The project includes conversion of an existing 2,238 square foot residence into an <br /> office, conversion of an existing 2,156 square foot shop into an office and storage area, <br /> and the construction of a 5,250 square foot repair building with three (3) truck repair <br /> bays and one (1) truck wash bay. (Use Type: Truck Sales and Service - Repairs) <br /> A sign modification is also being requested pursuant to Development Title Section 9- <br /> 1710.40) to modify the maximum permitted square footage per sign face for two pole <br /> signs. <br /> The General Plan designation of the parcels is I/G (General Industrial) and the zoning is <br /> I-G/S-8 (General Industrial/Conditional Zoning). <br /> The project site is located on the west side of S. Hansen Road, 4,800 feet south of <br /> Schulte Road, west of Tracy. <br /> The Community Development Department has reviewed the above referenced <br /> application and offers the following comments: <br /> Background <br /> On July 27, 1993, the Board of Supervisors approved GP-92-13 and ZR-92-16 to <br /> reclassify the subject property from General Agriculture to General Industrial/S-8 <br /> conditional zoning. Prior to development of the property, the following conditions apply: <br /> 1) Prior to the approval of any industrial use of the property applicants shall agree to <br /> meet the requirements of the State and Federal Endangered Species Acts with <br /> respect to the San Joaquin Kit For.. <br /> The applicant can choose to participate in the San Joaquin County Multi-Species <br /> Habitat Conservation and Open Space Plan (SJMSCP).
