SJMSCP will satisfy the requirements of State and Federal Endangered Species <br /> Acts with respect to the San Joaquin Kit Fox. If the applicant chooses not to <br /> participate in the SJMSCP, alternative mitigation measures will need to be provided <br /> prior to any ground disturbance. <br /> 2) All individual industrial uses must meet the County Water Policy (Resolution R-91- <br /> 973). <br /> The Department of Public Works has indicated that this site has met the County <br /> Water Policy by virtue of the approved General Plan Amendment to General <br /> Industrial. In addition, the policy does not apply to parcels under 20 acres. <br /> 3) Any industrial development of the parcels shall be served by public water, <br /> wastewater treatment, and drainage systems when such systems become available. <br /> Interim use of the existing private wells and septic systems shall be limited to <br /> domestic type waste generation until there is a connection to public services. <br /> This project meets this requirement because public systems are not available at this <br /> time and the project will be conditioned to be limited to domestic type waste <br /> generation. <br /> 4) Any industrial development of the parcels will require improvement of Hansen Road <br /> across the frontage of the project site, to San Joaquin County standards for a 60 foot <br /> wide right of way Local Industrial Road. <br /> The Department of Public Works is in the process of determining if frontage <br /> improvements are required along Hansen Road. <br /> 5) Prior to the approval of any industrial development, a traffic study will be required to <br /> determine if traffic signals are warranted at the intersection of Hansen Road and <br /> Schulte Road. <br /> The Department of Public Works is reviewing the project to determine if a traffic <br /> study will be required. <br /> Modular Structure <br /> There is an existing modular structure on the property that is not depicted on the site <br /> plan. The applicant will have to clarify the use of the structure and depict the structure <br /> on a revised site plan and obtain proper permits if the applicant is proposing to keep the <br /> structure on the property. <br /> Parking and Surfacing <br /> The applicant is proposing a total of six (6) parking spaces for the project site. Pursuant <br /> to Development Title Table 9-1015.3(b), the Truck Sales & Services — Repairs use type <br /> requires one (1) space for every 1,000 square feet of building. As a result, ten (10) <br /> parking spaces are required. The applicant shall depict the ten parking spaces on the <br /> Improvement Plan. <br /> The site plan shows concrete surfacing for the first 100 feet of the proposed driveway <br /> and chip seal surfacing for the maneuvering and parking areas.
