g. All maneuvering and parking areas of automobiles and trucks shall be located on the site <br /> of the truck terminal. No parking or maneuvering is allowed within the public road right- <br /> of-way. (Development Title Section 9-505.71e)) <br /> h. Aisles between truck parking areas shall be a minimum of fifty-five (55) feet wide. <br /> i. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> j. A minimum of forty-two (42) automobile parking spaces, including two handicapped <br /> spaces, shall be required for the truck sales, service, and parts facility (one space per <br /> 1,000 square feet of building) and a minimum of thirty-nine (39) spaces, including one <br /> handicapped space, shall be required for the truck terminal (two spaces per 1,000 square <br /> feet of building and one per employee). The size and location of the parking spaces shall <br /> be consistent with the requirements of Chapter 9-1015 of the Development Title and be <br /> included on the Improvement Plan. <br /> k. A maximum of two(2) advertising signs shall be permitted for the approved use, only one <br /> of which may be a freestanding sign. Existing and proposed sign details shall be <br /> consistent with Chapter 9-1710 of the Development Title and be included on the <br /> Improvement Plan. <br /> 1. A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width, <br /> shall be installed across the developed portions of the site's frontage on Harlan Road. <br /> The strip shall be continuous except where crossed by driveways, walkways, and existing <br /> structures within the required strip. All areas not used for buildings, parking, driveways, <br /> walkways, or other permanent facilities shall be landscaped (Development Title Section <br /> 9-1020.9). Landscape details shall be consistent with Chapter 9-1020 of the Development <br /> Title and be included on the Improvement Plan. Undeveloped portions of the project site <br /> shall be maintained to prevent the creation of dust or erosion and shall not become a <br /> health hazard. (Development Title Section 9-505.7{h)) <br /> M. Outdoor trash bins shall not be visible from Harlan Road. <br /> n. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-1015.5{g) of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorists. <br /> o. Installation and operation of the above-ground fuel dispensing system shall be subject <br /> to permitting by and compliance with the requirements of Public Health Services, the <br /> Office of Emergency Services, and the Fire Prevention Bureau. <br /> P. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> Conditions of Approval - 2 - SA-94-45 <br />
