Mr. Thomas M. Gau -2- <br /> COMMENTS ON DEVELOPMENT <br /> FOR SA-94-45 <br /> 2 . The frontage improvements for Harlan Road across the developed <br /> portion shall be constructed in conformance with the standards <br /> for one-half of a 60-foot right-of-way Local Commercial Street . <br /> The construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Improvement <br /> Plan. A $260 . 00 fee currently is required for processing per <br /> Development Title Table 9-240 .2 in addition to a copy of the <br /> Grant Deed, recording fee and an estimate for the required <br /> frontage improvements . The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for <br /> approval . As an option, the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $115 . 00 . (Development Title Section 9-1150 . 2) <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development . The fee is due and payable prior to issuance of the <br /> building permit . The fee currently is $197 . 91 per daily trip-end <br /> generated in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. <br /> (Resolutions R-90-304 , R-91-1025, R-93-167 and R-94-174) <br /> 4 . The Water Supply Facilities Impact Mitigation Fee will be <br /> required for this development . The fee is due and payable prior <br /> to issuance of the building permit . The fee currently is $0 . 267 <br /> per gross square foot of building as Service Commercial . The fee <br /> shall be automatically increased on January 1 of each year at the <br /> rate of 7 . 66 percent through the year 2005 . (Resolution R-91-327) <br /> (Development Title Section 9-818 . 4) <br /> 5 . Based on the size of this facility, a Traffic Study shall be <br /> required to determine the impacts on the surrounding road system <br /> and the mitigations, which shall be the responsibility of the <br /> applicant .
