-2- <br /> b. APPROVED USE: This approval is for two truck trailer parking facilities as shown <br /> on the Plan submitted November 12, 1998. 'Operation A' will consist of parking for <br /> a maximum of one-hundred seventy-six (176) trailers. 'Operation B' will consist of <br /> parking for a maximum of ten (10) trailers and the conversion of a residence to <br /> offices. <br /> C. DEMOLITION PERMITS: Demolition permits for the three structures to be removed <br /> shall be obtained and finalized by the Building Department prior to issuance of any <br /> building permits. <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect shall <br /> be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile parking spaces and all major circulation drive lanes <br /> (automobile and truck) shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. All <br /> other areas that are used for vehicular traffic shall be surfaced and <br /> permanently maintained with a chip seal. Aggregate base may be used for <br /> trailer storage areas. <br /> (2) Eleven (11) automobile parking spaces shall be provided for 'Operation A', <br /> including one (1) van accessible space and six (6) automobile spaces, <br /> including one (1) van accessible space, shall be provided for 'Operation c <br /> as shown on the Site Plan submitted November 12, 1998 <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet <br /> wide and twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> (4) All parking stalls and directional arrows must be delineated with paint <br /> (Development Title Section 9-1015.5[d]) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. <br /> The design of the driveway shall allow trucks to enter and exit the property <br /> without entering into the opposing lane of traffic. <br /> (2) Aisles between truck trailer parking areas shall be a minimum of fifty-five <br /> (55) feet wide. <br />
