PA-0600359 OF PILOT TRAVEL <br /> CENTER (APN: 193-330-30) (ADDRESS: 10998 S. Harlan Road, French Camp) <br /> The project is a Site Approval Pre-Application to build a 10,300 square foot building to be used for <br /> eating establishments, driver amenities and separate canopies with fuel dispensers for <br /> automobiles and trucks. (Use Type: Truck Sales and Service-Stops). The parcel is 23.64 acres <br /> and the project site is approximately 15.4 acres. Located on the same parcel, west of the project <br /> site, is an existing Truck sales and servicing facility. The project site is located in an Enterprise <br /> Zone. <br /> The property is zoned I-G (General Industrial) and the General Plan designation is I/G (General <br /> Industrial). <br /> The property is located on the northeast corner of Roth Road and Harlan Road, French Camp. <br /> The Community Development Department has reviewed the above-referenced pre-application <br /> and has the following comments: <br /> Site Plan <br /> It appears the business on the south side of Roth Road is utilizing a portion of the proposed <br /> project site for storage of roofing materials. These materials appear to be illegally located on the <br /> parcel and need to be removed. <br /> Storm Drainage <br /> Pursuant to Development Title Section 9-1135, all stormwater drainage shall be retained on-site- <br /> The site plan appears to shows three retention ponds. Retention Basin No. 3 appears to be located <br /> on the project parcel and Retention Basin No. 1 and No. 2 appear to be located on APN: 193-330- <br /> 28. If the applicant is planning to utilize Retention Basins No. 1 and No. 2 for this project, the <br /> Department of Public Works has stated the parcel needs to be merged with the project parcel or <br /> there needs to be written agreement allowing the use of the retention ponds if the parcel is sold. <br /> 1 <br />
