Access-Automobiles <br /> The applicant is required to provide a minimum access driveway width of twenty-five (25)feet for <br /> two-way and sixteen (16)feet for one-way access (Development Title Section 9-1015.5[h]).The <br /> minimum width requirement for access driveways also applies to all maneuvering areas on the <br /> project site. The circulation pattern needs to be shown on the site plan. <br /> Parkin <br /> The Development Title Table 9-1015.3(b) states that the Truck Services— Stop use type shall <br /> provide a minimum of four(4) parking spaces per 1,000 feet of building space, and 0.67 parking <br /> spaces per employee. As a result, a minimum of fifty-three (53) parking spaces will be required <br /> including three (3) accessible spaces and including one (1) van accessible space (Development <br /> Title Section 9-1015.10). Parking spaces shall be a minimum of nine (9) feet wide and twenty (20) <br /> feet long. Compact spaces shall be a minimum of seven and one-half(71/2) feet wide and <br /> sixteen (16)feet long. No more than twenty-five percent(25%) of the parking spaces may be <br /> compact. (Development Title Section 9-1015.5 [c]) In addition, Development Title Section 9- <br /> 1015.7 states that in commercial and industrial projects with twenty (20) or more required parking <br /> spaces, a rack or other secure device for the purpose of storing and protecting bicycles from theft <br /> shall be installed. Such devices shall be provided with a minimum capacity of one bicycle per <br /> twenty 20) required parking spaces, shall be located so as not to interfere with pedestrian or <br /> vehicular traffic. <br /> Truck Parking <br /> The site plan shows parking spaces for 113 semi-trucks with two fifty (50)foot access driveways. <br /> The site plan needs to show the circulation pattern for the semi-trucks. Development Title Section <br /> 9-1015.6 states the design of the spaces shall be a minimum of twenty-five (25)feet in length and <br /> fifteen (15)feed in width and shall have a minimum height clearance of fourteen (14)feet. <br /> Spaces shall be maintained on the same lot as the commercial and or industrial use. Spaces <br /> shall not interfere with vehicular circulation or parking; or with pedestrian circulation; and on-site <br /> driveways and maneuvering areas for delivery vehicles are provided. Aisles between truck <br /> parking areas shall be a minimum of fifty-five (55) feet wide and no parking shall be permitted in <br /> the driveways, parking aisles, or maneuvering areas. <br /> Landscaping <br /> Development Title Section 9-1020.5 states requirements for parking areas shall apply to all open <br /> off-street parking areas and off-street loading areas, including nonresidential driveways: <br /> • Parking areas with more than twenty (20) stalls shall provide a minimum of five percent(5%) <br /> of landscaping within the perimeter of the parking area, not including landscaping along the <br /> street frontage. <br /> • One tree shall be required for each five (5) parking stall, or portion thereof, and shall be <br /> throughout the parking lot. <br /> • Development Title Section 9-1020.8 (a) states all areas not used for building, parking, <br /> driveways, walkways, or other permanent facilities shall be landscaped. <br /> Development Title Section 9-1020.8 states requirements for landscaping of industrial projects as <br /> follows: <br /> • All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. At a minimum a ten (10) foot wide <br /> planting strip is required along adjacent streets. The strip shall be continuous except where <br /> crossed by driveways and walkways.
