Development Committee -2- <br /> FINDINGS FOR MODIFICATION OF SIGN REQUIREMENTS <br /> 1 . The proposed signs are consistent with the size of the <br /> facility and related structures, the location of the public <br /> access to the development, and other signage in the <br /> vicinity. <br /> This finding can be made because the site is approximately 9 <br /> acres in size, the sign is directed toward traffic on <br /> Interstate 5 and Harlan Road, and a similar sign was <br /> recently approved for Delta Truck Center (Freightliner) <br /> north of this site. <br /> 2 . The height, size and number of the proposed signs are the <br /> minimum required to identify and direct the public to the <br /> activities, services and products available on-site. <br /> This finding can be made because the project is near <br /> Interstate 5. The standard height and size requirements <br /> would not permit a sign to be seen by traffic on Interstate <br /> 5 . In addition, the sign face is existing. However, the <br /> requested height of 65 feet is greater than is necessary and <br /> is greater than the height of the most recently approved <br /> sign in the area for a similar use (Freightliner) . <br /> Additional height due to this site' s proximity to an over <br /> pass is not necessary because northbound cars and trucks <br /> passing this site can exit at El Dorado Street, <br /> approximately one mile north of this site. Southbound <br /> traffic should be able to see the sign in time to exit at <br /> Roth Road. Due to the relatively low traffic associated <br /> with this use (as opposed to Freeway Service uses) a 65 foot <br /> high sign is not necessary.
