CONDITIONS OF APPROVAL <br /> SA-94-31 <br /> Beneto Tank Lines <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for two truck maintenance facilities and a truck trailer parking facility as <br /> shown on the site plan submitted June 14, 1994. This approval is in addition to, and <br /> does not affect, Use Permit No. UP-92-27 for a trucking terminal at this site. <br /> b. Automobile parking spaces shall be provided as follows: <br /> One space for every 1,000 square feet of building, including one space for the <br /> physically handicapped. <br /> Parking calculations shall be shown on the Improvement Plans. (Development <br /> Title Section 9-1015.3) <br /> C. All maneuvering and parking areas of automobiles and trucks shall be located on the site. <br /> No parking or maneuvering is allowed within the public road right-of-way. (Development <br /> Title Section 9-505.7) <br /> d. Aisles between truck parking areas shall be a minimum of 55 feet wide. (Development <br /> Title Section 9-1015.6[d]) <br /> e. The Improvement Plan shall show all existing and proposed surfaces. All automobile <br /> parking and circulation areas and major truck circulation/maneuvering areas shall be <br /> surfaced and permanently maintained with a base material and two inches of asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. Truck <br /> parking spaces and minor truck circulation areas may be surfaced with base material and <br /> chip seal. Gravel may be used for trailer storage areas. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5) <br /> I. The driveway width at the ultimate right-of-way shall be 40 feet maximum. The design of <br /> the driveway shall be such as to allow trucks to enter and exit property without entering <br /> into the opposing lane of traffic.
