g. Access gates shall be recessed from the property tine a minimum of 65 feet. (Development Title Section 9-505.7) h. All storage materials, including inoperable vehicles, shall be screened. The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) Provide restrooms conforming with all disabled access requirements. (CCR, Title 24) (2) The floor area of the repair shop (H-4 occupancy) shall be served by one or more floor drains that shall drain to an approved grease and oil separator. The separator shall have prior approval by Public Health Services (Environmental Health Division) before submittal to this Division for permits, and it shall meet all the criteria for hazardous waste generation. P. A grading plan shall be submitted by the applicant, and it shall be approved and a grading permit issued by the Building Inspection Division prior to any excavation or filling of earth material: (1) The grading plan shall contain the information listed in the UBC, Appendix, Chapter 70, Section 7006(1). (2) The grading plan shall include complete drainage details and elevations of the adjacent parcels. Retaining wall details shall be submitted where applicable. Conditions of Approval - 2 - SA-9431
