-4 <br /> CONDITIONS OF APPROVAL <br /> SA-90--14 <br /> PIERZINA & SMITH <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the issuance of any building permits . <br /> DEPARTMENT OF PUBLIC WORKS <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage , driveway access details, on-site <br /> parking, existing and proposed utility services , and <br /> grading , shall be submitted to the Department of Public <br /> Works for approval. Storm Drainage shall be retained on- <br /> site and two ( 2 ) sets of calculation shall be submitted with <br /> the Improvement Plan. <br /> 2. The frontage improvement for Harlan Road shall be <br /> constructed in conformance with the standards for one-half <br /> of a 60-foot right--of-way street. The construction of the <br /> frontage improvements may be deferred at the option of the <br /> Department of Public Works , in which event the owner shall <br /> ei cute a Deferred Frontage Improvement Agreement prior to <br /> the approval of the Improvement Plan . (A $250 . 00 fee is <br /> required for processing per Ord. No. 3337 in addition to a <br /> copy of the Grant Deed and an Engineers estimate with a <br /> drawing of the required frontage improvements on a form to <br /> be supplied by the Public Works Department . ) <br /> 3 . An Encroachment Permit shall be required for work within the <br /> road right-of-way. <br /> 4. The Lathrop Traffic Impact Mitigation Fee will be required <br /> for this development. (The fee shall be approximately $0 . 38 <br /> per 1 gross square foot of building or $3, 300. 00/acre <br /> whichever yields the larger -fee. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record) . <br /> 5. Vehicle and equipment turn-around shall be provided on-site. <br /> No backing onto the street is allowed. <br /> PUBLIC HEALTH SERVICES <br /> 1. Construct an individual sewage disposal system under a <br /> permit and inspection by the Environmental Health Division <br /> prior to occupancy. <br />
