Storm Drainaae <br /> There are no public storm drainage services available to the project site. Development <br /> Title Section 9-1135.2 states that any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding storm <br /> drain improvements shall be shown on the Site Plan. Drainage calculations prepared by <br /> a registered civil engineer or architect shall be included. <br /> Access <br /> In accordance with Development Title Section 9-1015.5(h)(1) access driveways shall <br /> have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet <br /> for one-way aisles, except that in no case shall driveways designated as fire department <br /> access be less than twenty (20) feet wide. The applicant shall note the width of the <br /> access driveway and clearly delineate the circulation pattern on the Improvement Plan. <br /> Parkin <br /> Development Title Table 9-1015.3(b) requires 2.5 parking spaces for every 1,000 square <br /> feet of building for the Agricultural Processing, Food Manufacturing use type. As a <br /> result, fifty-five (55) parking spaces are required. A minimum of three parking spaces <br /> must be accessible spaces and at least one space must be a van accessible parking <br /> space. Additionally, each parking space shall be nine (9) feet by twenty (20) feet wide. <br /> Development Title Section 9-1015.9 allows the Community Development Department to <br /> modify the parking requirements when the requirements of the Chapter may be <br /> considered insufficient or excessive. The applicant has requested a reduction in the <br /> required parking spaces to require a total of 4 spaces, including one van accessible <br /> space, which would supply an appropriate amount of parking during the busiest shift. <br /> The applicant has also indicated there is existing overflow parking provided at the project <br /> site. The Community Development Department has analyzed the parking modification <br /> request and has determined that the project will be required to have four(4) parking <br /> spaces, including one van accessible space. The proposed and existing parking spaces <br /> must be shown on the Improvement Plan. <br /> The Community Development Department has reviewed the project and responses from <br /> other agencies, and providing any outstanding issues have been resolved, intends to <br /> approve this project subject to the following conditions of approval: <br /> Site Approval Application/No. PA-0800359 was approved by the Community Development <br /> Department on _ The effective date of approval is. This approval will expire on, which is 18 <br /> months from the effective�d`ate of approval, unless (1) all Conditions of Approval have been <br /> complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3)all necessary permits from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number-have been identified as Ordinance <br /> requirements pertinent to this application.
