NOA <br /> specifically disclaims responsibility for any unauthorized use of this report. <br /> 1.1 Description of Site <br /> The property is located at 10940 E. Harney Lane, Lodi, California. The property consists of a <br /> 43.77 acre parcel (APN 063-180-02). <br /> According to the San Joaquin County Community Development Department web site,' the <br /> subject property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. <br /> This zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs <br /> of the subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> The owner plans to split the parcel to create a home site parcel. The property use will remain <br /> the same. <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES <br /> 2.1 Recorded Land Title Records <br /> A preliminary chain of title reportz was provided by the client for NOA's use in preparing this <br /> report. No evidence of environmental liens or land use limitations was identified within the <br /> report. It should be noted that NOA staff are not title professionals and all such liens and <br /> limitations may not be noted in a preliminary report. <br /> 2.2 Aerial Photographs <br /> Aerial photographs depicting the subject property dated 1937, 1952, 1963, 1975, and 1983 <br /> were reviewed at the San Joaquin County Surveyor's Office in Stockton, California.3 One <br /> additional photo, dated 2002, was obtained from Microsoft Terraserver.4 <br /> In the 1937 photo, the subject property appears to be vacant. Possible wetlands are located on <br /> the majority of the property. The wetlands continue to the west. Harney Lane is to the north, <br /> Highway 88 is to the east, and a creek is to the south.
