All vehicular parking related to applicant's proposed development shall be onsite at all times.Parking in <br /> the County right-of-way for all winery related business shall be prohibited.It is the responsibility of <br /> applicant to monitor Harney Lane to ensure compliance with this requirement. <br /> 4. An Elevation Certificate shall be required for the 3,200 square foot agricultural storage building to <br /> demonstrate that this structure was constructed in conformance with the flood management regulations that <br /> were in effect at the time of construction. <br /> 5. All new construction and the substantial improvement of any structure in the area of special flood hazard <br /> shall be elevated or floodproofed in accordance with San Joaquin County Ordinance Code Sections 9- <br /> 1605.12(a), (b) and(c) and 9-1605.15 (d). <br /> 6. The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting from this <br /> application. The fee is due and payable at the time of building permit application. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolution R-00-433) <br /> 7. The Regional Transportation Impact Fee shall be required for any incremental traffic resulting from this <br /> application. The fee is due and payable at the time of building permit application. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 9. The developer shall provide drainage facilities in accordance with the San Joaquin County Development <br /> Standards. Retention basins shall be fenced with six(6)foot high chain link fence or equal when the <br /> maximum design depth is 18 inches or more. Required retention basin capacity shall be calculated and <br /> submitted along with a drainage plan for review and approval,prior to release of building permit. <br /> (Development Title Section 9-1135) <br /> 10. The proposed project disturbs less than one(1)acre of ground and is not part of a larger plan of common <br /> development.The construction phase of the proposed project shall follow best management practices as <br /> may be appropriate to minimize the discharge and transport of pollutants. (Title 5-Health and Sanitation, <br /> Division 10- Storm Water Management and Discharge Control) <br /> 11. The owner shall comply with the State Water Resources Control Board General Order No. 2014-0057- <br /> DWQ, "General Permit for Discharges of Storm Water Associated with Industrial Activities Excluding <br /> Construction Activities." The WDID for the Industrial General Permit issued by SWRCB shall be <br /> submitted to Public Works. <br /> Informational Notes: <br /> (i.) A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building Division of the <br /> Community Development Department prior to issuance of the building permit.
