(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4)) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip shall be installed along the eastern and western <br /> boundaries of the site. <br /> (2) All areas not used for buildings, parking, driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.(Development Title Section 9-1020.6[1]) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Twenty-eight <br /> (28) trees shall be planted and evenly spaced throughout the parking lot. <br /> h. SCREENING:All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall <br /> be six(6)to seven(7) feet in height. Outside storage is not permitted in front yards, street side yards, <br /> or in front of main buildings. <br /> i. UNIFORM BUILDING CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Departmentfor a building permit. <br /> (1) A grading plan shall be submitted by the applicant, and it shall be approved and a grading <br /> permit issued by the Building Inspection Division prior to any excavation or filling of earth <br /> material. <br /> (2) The units are judged to be an R-1 congregate occupancy, the recreation area an A2.1 <br /> occupancy, the grocery area an M occupancy, the offices a B occupancy, and the service <br /> shop an S-3 occupancy, all of which are required to be designed by an architect or engineer. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karam, 468-3000 <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Section 9-1145.4) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The entrance road shall be improved in accordance with the requirements of Uniform Fire Code <br /> Section 10-207, San Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Linden-Peters Fire <br /> District prior to issuance of the occupancy permit. (Development Title Sections 9-1145.5 and 9- <br /> 1150.15) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application.
