Ms. Jolley informed Mr. Raverty that Phase I, and Phase II can be built at the same time;however the <br /> conditions of approval for phase one will need to be satisfied within the first(18)months. <br /> Mr. Martin asked Mr. Raverty to submit a site plan indicating where he planned to install paving and chip <br /> seal. The Community Development Department's engineer will review the proposal. <br /> Ms.Jolley informed Mr. Raverty that condition l.d Merge Parcels,will need to be completed before the <br /> building permit can be obtained. The merger should take about one week to complete. <br /> Mr. Karam reviewed the Public Works Departments requirements. Mr. Karam asked Mr. Raverty to <br /> contact Dan Barber of the City of Stockton and obtain a letter stating that Public Works would defer the <br /> curb,gutter,and sidewalk requirements. <br /> Mr. Karam asked Mr. Raverty to have a sign on the Miner Avenue exit to read Emergency Exit Only. <br /> Ms.Jolley stated that she would contact Tom Dumas of Caltrans and see if their requirements have been <br /> satisfied. <br /> Mr.Borges reviewed the Environmental Health Divisions requirements. <br /> 11:00 a.m. 4. This will include the construction of a 4,000 square foot warehouse <br /> building and use of an existing 1,740 square foot residence. The remainder of the <br /> property will be used for equipment,plant,and other landscaping material <br /> storage. Located on the east side of North State Route 99 East Frontage Road, <br /> 1,500 feet north of Eight Mile Road,northeast of Stockton(APN: 059-160-62; <br /> Address: 11076 N. Ms.Jolley reviewed the screening condition. <br /> Mr. Attebery indicated on the site plan where Premier Environmental is proposing to install 24' box trees <br /> and/or smaller scrubs. Mr.Attebery indicated that this would satisfy the neighbor. Mr. Attebery would <br /> like to remove the 144, 7-foot masonry wall along the north side,and strengthen the language under <br /> condition j. 3 to read what type the trees would be required as a condition of approval. <br /> Mr. Chesney informed staff that the neighbor to the north of the project has'%tiTitten Premier <br /> Environmental a letter stating that they do not want anything that looks commercial or unattractive <br /> installed on the property. They want greenery and effects that are nice looking. Mr. Chesney indicated <br /> that the neighbors biggest concerns are the size of the trees and having a maintenance agreement. Mr. <br /> Martin asked Mr.Chesney to write a condition that will satisfy both the neighbor and Premier <br /> Environmental and submit it to the Community Development Department for review so it can be added to <br /> the conditions of approval. <br /> Mr. Martin asked Mr. Chesney what type of trees they plan to plant. Mr. Chesney indicated that he did <br /> not know at this time,but that it would be the fastest growing evergreen he could find. <br />
