Page 4 vk_e <br /> Approximate 80-Acre Property <br /> September 25, 2001 <br /> Job No. 1107-013 <br /> ` SITE RECONNAISSANCE <br /> PRESENT SITE USE <br /> General <br /> The subject property is located within a historical agricultural and rural residential area <br /> southeasterly of the City of Lodi in San Joaquin County, California. The approximate 80-acre <br /> property is generally bounded by East Hamey Lane to the north, and by agricultural land to the east, <br /> west, and south. A rural residence and large pond are situated westerly of the northwest corner of <br /> the property. The property is addressed as 16450 East Hamey Lane and is identified by the San <br /> Joaquin County Assessor's Office as parcel number(APN)065-040-07. The property is presently <br /> owned by Joe and Maria Rios. For a better understanding of the subject site location and layout, <br /> please refer to Plates 1 through 5; various vicinity maps also are presented in the Appendix. <br /> The property is mostly vacant, unused and supporting a variety of volunteer vegetation. A rural <br /> farm residence,barn, storage shed, and garage are situated on the northeast corner of the property. <br /> It is our understanding that the residence was constructed more than 60 years ago. The residence <br /> is currently occupied; communication with on-site resident Mr. Chuck Post indicates that the <br /> subject property supports no underground product storage tanks. An abandoned portable <br /> swimming pool and hot tub were noted just westerly of the residence. A domestic water well also <br /> was noted near the residence. <br /> A significant amount of domestic rubbish/ debris and miscellaneous materials were observed <br /> through the residential portion of the subject property. A few abandoned, intact automobile <br /> batteries were observed in this area. Although untidy, no significant environmental concerns or <br /> conditions were observed within the on-site residential area. <br /> An irrigation well was observed westerly of the barn. No obvious evidence of leakage or stressed <br /> vegetation was observed near this well. <br /> A 55-gallon drum containing motor oil was observed within the barn. A notable amount of <br /> staining was observed on the concrete slab beneath the drum. Although, the staining appeared <br /> significant,the soils surrounding the concrete slab appeared unaffected. <br /> Easterly of the bam, a concrete wash basin was observed along a fence line. A notable amount of <br /> used paint and motor oil was observed with this concrete wash basin. No obvious leakage or <br /> evidence of staining to the soils was evident surround this wash basin. <br /> _ An east-west trending area drainage tributary flows across the north-central portion of the <br /> property. The water flows westerly toward a large pond located on a rural residential property <br /> adjacent to and westerly of the subject site. A smaller pond, associated with the drainage <br /> tributary is located on north-central portion of the subject property. <br /> Known On-site Environmental Conditions <br /> We are not aware of any known environmental concems or conditions on the subject property. <br /> Communications with property owner Mr. Joe Rios indicate that there are no pending <br /> environmental actions on or against the subject property at this time. <br />
