CONDITIONS OF APPROVAL <br /> PA-1200230 <br /> Lynch, Conlin, Lagorio, et al <br /> Major Subdivision Application No. PA-1200230 was approved by the San Joaquin County Planning <br /> Commission on February 7, 2013. The effective date of approval is February 17, 2013. This tentative <br /> map approval will expire on February 17, 2016, which is three years from the date of approval, <br /> unless (1) all Conditions of Approval have been complied with and (2) a Final Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, 953-7509) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved revised tentative <br /> map dated December 21, 2012. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map and recorded as a separate instrument: <br /> (1) All persons purchasing parcels within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT WIDTH AND SIZE: The following lot width regulations shall apply to this map: <br /> (1) Parcels 2, 3, 4, 5, 6, 7, 8, 9, and 10, shall have a minimum lot area of 36.0 acres. (Development <br /> Title Section 9-610.3[f][1]) <br /> (2) Parcel 1 shall have a minimum lot area of 10 acres. (Development Title Section 610.3[d][2]) <br /> (3) The Designated Remainder shall have a minimum lot area of 40 acres. (Development Title Section 9-610.4) <br /> d- IMPROVEMENT PLAN: <br /> (1) An Improvement Plan application for the Nursery Sales and Services, Wholesale operation, on <br /> Parcel 1 shall be approved and final prior to the recordation of the Final Map. A fee for the <br /> application is required. <br /> e.
