(1) A dwelling unit may be allowed on Parcel 1 only as an accessory use (Development Title <br /> Section 9-610.3[d][41) <br /> f ACCESS: The following access requirements apply and shall be shown on the Final Map: <br /> (1) A proposed 25-foot wide private easement for access to Parcel 1, along the Designated <br /> Remainder, shall be shown on the Final Map. (Development Title Section 9-1150.15) <br /> (2) A proposed 25-foot wide private easement for access to Parcel 2, 3, 4, 5, 6, 7, 8, 9, and 10, <br /> along Parcel 2, 3, 4, 5, 6, 7, 8, 9, and the Designated Remainder, shall be shown on the Final <br /> Map. (Development Title Section 9-1150.15) <br /> g. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Contact Kimberly Sheffield at (209) 468-0816 for road <br /> name standards. (Development Title Section 9-1150.18) <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, ndemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any clairn, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code <br /> 3. DEPARTMENT OF PUBLIC WORKS (Staff contact: Alex Chetley, 209-468-3000) <br /> a. A Final Map is required. (Development Title Section 9-905.2) <br /> b. All easements of record shall be shown on the Final Map. (Development Title Section 9-910.20) <br /> c. A minimum twenty-five (25) foot wide proposed private access and utility easement shall be <br /> provided for the benefit of Lots "1" through "10". The requirement for this easement shall be <br /> noticed by a statement o-i the Final Map and by a recorded Notice of Minor Subdivision <br /> Restriction. The statement shall read as follows: <br /> • We also hereby make an irrevocable offer to provide a minimum twenty-five-foot wide private <br /> access and utility easement across Lots "2"through "10" and the designated remainder <br /> parcel for the benefit of Parcels "1" through 10", upon conveyance of Parcels "1"through <br /> "10" and/or the designated remainder parcel to another party. Said easement is not created <br /> by this Final Map. <br /> d. For future development of the designated remainder parcel, services shall be provided in <br /> accordance with the adopted County Development policies for"Division 11: Infrastructure <br /> Standards and Requirements" of the San Joaquin County Development Title, and shall be <br /> noticed by a statement on the Final Map. (Development Title Section 9-1135.11[b]) <br /> e. The applicant shall keep the unnamed creeks free of all obstacles which impede the flow of <br /> water. A Watercourse Encroachment Permit shall be obtained from the San Joaquin County DPW <br /> for any alteration to the unnamed creeks or for any work within 25' of the top of banks. <br /> f.
