Parcels 2 <br /> through 10 and the Designated Remainder will be created under Development Title Section <br /> 9-610.3(f) parcels based on lot size averaging. Parcel 1 will be created under Development <br /> Title Section 9-610.3(d)(1)0) parcels for certain specified uses. <br /> The project site is located at the terminus of Frazier Road, one and a half miles east of <br /> Clements Road, east of Lodi. <br /> The property has a General Plan designation of AIG (General Agriculture) and is zoned <br /> AG-40 (General Agriculture, 40-acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Parcels for Certain Specified Uses <br /> Development Title Section 9-9-610.5(d)(1)(J) allows for parcels containing less area than <br /> the minimum required be created for the purpose of providing a separate lot for an existing <br /> use or a use granted by permit in the AG zone. <br /> The proposed use type: Nursery Sales and Services, Wholesale, is an allowed use with an <br /> approved Improvement Plan in the AG zone. The Improvement Plan will need to be <br /> approved and final prior to the recording of the Final Map. <br /> Private Rights-of-Way Improvements-New Lots <br /> Development Title Section 1150.15(a) requires that in agricultural areas any private right- <br /> of way that exceeds one-half(1/2) mile in length or serves more than sixteen (16) lots shall <br /> 1 <br />
