have a secondary method of access. Secondary access is required for Parcel 5, 6, 7, 8, 9, <br /> and 10 as the proposed private right-of-way exceeds 1/ mile in length. <br /> The requirement for secondary access may be waived in areas designated General <br /> Agriculture (A/G) in the General Plan if the Director finds that physical conditions make the <br /> provision of secondary access impractical. The applicant can request in writing that the <br /> secondary access requirement be waived or the secondary access must be shown on the <br /> Final Map. <br /> The applicant has submitted a request to waive the requirement for secondary access <br /> stating that the lots being created will remain in agricultural production and the site <br /> topography makes secondary access impractical. The Community Development <br /> Department has reviewed the proposed request by the applicant and will be <br /> recommending that the Planning Commission waive the requirement for secondary <br /> access. <br /> A twenty-five (25)foot wide private easement for access is also required for Parcel 1 along <br /> the Designated Remainder. The applicant must submit a revised tentative map depicting <br /> access along the Designated Remainder to Parcel One. <br /> The application has been tentatively scheduled for the Planning Commission meeting on <br /> January 17, 2013. The Community Development Department has reviewed the Use <br /> Permit application and responses from other agencies, and providing any outstanding <br /> issues have been resolved, will recommend that the Planning Commission approve the <br /> application subject to the following conditions of approval: <br /> Major Subdivision Application PA-1200230 was approved by the Community <br /> Development Department on . The effective date of approval is . This tentative map <br /> approval will expire on , which is three (3) years from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with and (2) a Final Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be complied with prior to approval of the Final Map. Those Conditions followed <br /> by a Section Number have been identified as ordinance requirements pertinent to <br /> this application. Ordinance requirements cannot be modified and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, 953- <br /> 7509) <br /> a.
