<br /> c. LOT WIDTH AND SIZE: The following lot width regulations shall apply to this map:
<br /> (1) Parcels 2, 3, 4, 5, 6, 7, 8, 9, and 10, shall have a minimum lot area of 36.36
<br /> acres. (Development Title Section 9-610.3(f][1]
<br /> (2) Parcel 1 shall have a minimum lot area of 10 acres. (Development Title Section
<br /> 610.3[d][2])
<br /> (3) The Designated Remainder shall have a minimum lot area of 40 acres.

<br /> (4) Parcels 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, and the Designated Remainder shall have a
<br /> minimum lot width of 330 feet, measured at the front yard setback line.

<br /> d. IMPROVEMENT PLAN:
<br /> (1) An Improvement Plan application for the Nursery Sales and Services,
<br /> Wholesale operation, shall be approved and final prior to the recordation of the
<br /> Final Map. A fee for the application is required.
<br /> e. DWELLING UNIT RESTRICTION: A Note shall be placed on the Final Map and a
<br /> Notice of Major Subdivision Restriction shall be recorded concurrently with the Final
<br /> Map, with a reference to the instrument number of said recorded notice, stating that:
<br /> (1) A dwelling unit may be allowed on Parcel 1 only as an accessory use
<br /> (Development Title Section 9-610.3[d][4])
<br /> f. ACCESS: The following access requirements apply and shall be shown on the
<br /> Final Map:
<br /> (1) A proposed 25-foot wide private easement for access to Parcel 1, along the
<br /> Designated Remainder, shall be shown on the Final Map. (Development Title
<br /> Section 9-1150.15)
<br /> (2) A proposed 25-foot wide private easement for access to Parcel 2, 3, 4, 5, 6, 7,
<br /> 8, 9, and 10, along Parcel 2, 3, 4, 5, 6, 7, 8, 9, and the Designated Remainder,
<br /> shall be shown on the Final Map. (Development Title Section 9-1150.15)
<br /> g. ROAD NAMES: All subdivision road names shall be submitted to the Community

<br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government
