STAFF REPORT — Use Permit <br /> Application Information <br /> Owner: Larry and Charlene Mettler <br /> Applicant: Mettler Family Vineyards <br /> File Number: PA-1100160 <br /> Location: On the north side of Harney Lane, 840 feet west of Alpine Road,east of Lodi <br /> Address: 7889 East Harney Lane, Lodi <br /> General Plan: A/G Community: None <br /> Zoning: AG-40 APN: 061-133-28 <br /> Project Size: 8.66 acres Parcel Size: 24.74 acres <br /> Water Supply: Well Sewage Disposal: Septic <br /> Storm Drainage: On-site 100-Year Flood: No <br /> Williamson Act: No Supervisorial District: 4 <br /> Staff: Mo Hatef CEQA Determination: Negative Declaration <br /> Project Description <br /> This project is a Use Permit application to convert an existing off-site wine cellar into a medium sized <br /> winery with a production capacity of 98,051 gallons of wine per year to be built in four phases over a <br /> fifteen year period (Use Type:Wineries and Wine Cellars—Winery, Medium). Phase One includes the <br /> reconditioning of an existing 800 square foot patio cover, the construction of a 3,000 square foot crushing <br /> pad, and a 516 square foot wine tasting room expansion to an existing off-site wine cellar building. Phase <br /> Two, building permits to be issued within five years from the effective date of approval, includes the <br /> construction of a 20,000 square foot processing and storage building. Phase Three, building permits to be <br /> issued within ten years from the effective date of approval, includes the construction of a 20,000 square <br /> foot barrel storage building. Phase Four, building permits to be issued within fifteen years from the <br /> effective date of approval, includes the construction of a 20,000 square foot barrel storage building. <br /> Thirty-seven marketing events per year are proposed with a maximum attendance of 150 people. <br /> In addition to the off-site wine cellar, the site currently has an approved bed and breakfast that will remain <br /> in operation. <br /> Access will continue to be provided via an existing driveway from Harney Lane. <br /> Recommendation <br /> Approval. <br /> San Joaquin County PA-1100160Wlettler Family Vineyards <br /> Community Development Page 1 <br />
