MOUNTAIN HOusE NEIGHBORHOODS K AND L INITIAL STUDY 5.ENVIRONMENTAL CHECKLIST <br /> 9.LAND USE AND PLANNING <br /> 1 Community Vision. This section of the Master Plan addresses the overall goals <br /> for the community as related to community character, land use, housing, and <br /> other topics. The project would conform to the Master Plan provisions that <br /> 6 address community character and would include a mix of land uses as proposed <br /> in the Master Plan. <br /> i Land Use. Land uses within Neighborhoods K and L would generally conform to <br /> land uses identified in the Master Plan and Specific Plan II (SPII). However, <br /> slightly more acreage would be designated as High Density Residential and <br /> Medium-High Density Residential and slightly less acreage would be designated <br /> as Medium Density Residential and Low Density Residential (see Table 3-1 of <br /> Chapter 3). Compared to the adopted SPIT,the project proposes two fewer <br /> dwelling units for Neighborhood K and two more dwelling units for Neighborhood <br /> L. The total number of dwelling units for Neighborhood K and Neighborhood L <br /> ' combined is the same as compared to SPIT. The Cunha property,which is <br /> technically part of Neighborhood L, is not included in the proposed project at this <br /> time, and the owner would be required to request a Tentative Subdivision Map <br /> approval at a later date. The Cunha property will include 108 dwelling units, <br /> consistent with SPIT. <br /> Development and Design. No major design changes for Neighborhoods K and L <br /> are proposed, and the project would be consistent with Master Plan goals and <br /> `(* policies. <br /> Education, Child Care, and Library Services. Refer to Section 5.13, Public <br /> Services, regarding this topic. No major changes regarding schools or library <br /> services are proposed. Two K-8 schools would be located within Neighborhoods <br /> K and L within the proposed Neighborhood Centers. The project would be <br /> consistent with Master Plan goals and policies. <br /> Public Health and Safe!y. Public health and safety are addressed herein in <br /> Section 5.7, Hazards. No policy conflicts have been identified. <br /> Recreation and Open Space. As discussed in Section 5.94, Recreation,the <br /> Parks, Recreation, and Leisure Plan for Mountain House addresses Old River <br /> Regional Park and other recreational facilities within Neighborhoods K and L. <br /> This section of the Master Plan also addresses biological resources. A number <br /> of measures are included in the Master Plan policies to address protection of <br /> special-status species. This topic is addressed in Section 5.4, Biological <br /> Resources,of the Initial Study,which summarizes all the background studies <br /> completed for Neighborhoods K and L. <br /> Protection of cultural resources in also addressed in this chapter of the Master <br /> Plan.This topic is discussed in Section 5.5,Cultural Resources,of the Initial <br /> Study. No major conflicts with the Master Plan have been identified. <br /> Energy and Telecommunications. This chapter of the Master Plan addresses the <br /> provision of gas and electrical service to the community,as well as <br /> (917M1) 5-125 <br />
