k
Phase I Environmental Site Assessment
Neighborhoods D,K,L,and Town Center,Mountain House,Califomia
i
Page 27
one mile over ASTM guidelines in anticipation that it would be useful for other areas in the
Mountain House project. Several properties were identified in the EDR search of available
government records. Only one property had a relevant file and no recognized environmental
conditions were identified in conjunction with this property(MasterPlan, Chapter 6,Section
6.8.2,Page 6.14).
4. Pesticide and herbicide testing of soils was completed as part of the Limited Phase 11 ESA for
j Neighborhoods D, K, and L and Town Center. The results of this testing indicated detectable
pesticide or herbicide residues in the soil samples at or above the laboratory detection limits
(Master Plan, Chapter 6, Section 6.8.4,Page 617).
5. Only three of the pole-mounted transformers observed on-Site were marked as non-PCB
containing. However, no staining was observed on any of the transformers or on the soil
beneath. As of the time of this report, Condor has not received documentation regarding
possible spills. (Master Plan, Chapter 6, Section 6.P,Page 6.20).
6. Safety of canals is a concern.of Trimark and BBID. BBID posts signage restricting canal
access at points of public access. Canal 120 is proposed to be plugged under Grant Line Road
and the canal will be removed from Neighborhood C. The segment of Canal 120 located
south of Grant Line Road will then be used as a reservoir with water supplied from Canal
155. The segment of Canal 155 located ori Neighborhood C is proposed to be removed and
rerouted under the proposed Altamont Parkway. Improvements to the canal levees are also
proposed (for more detail, see Section 7.4 of this report). Trimark proposes no additional
'. access restrictions (MasterPlan, Chapter 6,Section 6.8.4, Page 6.18).
° 7. The PG&E natural gas.line traversing Town Center is anticipated to be integrated into the
community's infrastructure plan, as noted in Section 7.2 of this report (Specific Plan 1,
Section 6.6.2).
10.0 DEVIATIONS
The San Joaquin County Recorder's Office records were not reviewed and only preliminary title records
were provided by the one of the owners(Trimark Communities, Inc). No buildings were entered with the
exception of the bam on APN 209-450-12 in Neighborhood D.
_` CONDOR
