Parcel 1 is to contain 10.08 acres and Parcels 2, 3 and 4 are to contain ten (10) acres <br /> each, all as shown on the attached"Tentative Parcel Map"and"Percolation Test Hole <br /> Location Map"that are attached to and made an integral part of this report. <br /> Submitted for your review and consideration are the results of shallow and deep <br /> percolation tests and a soil profile test conducted on the Gene Benedix property located at <br /> 14108 Henry Road, Oakdale, California 95361. <br /> Property Current and Past Use: The project site is located in an agricultural area situate <br /> in the northeast quadrant of the intersection of Henry and Grooms Road. The present <br /> 40.08 acres is devoted entirely to agricultural pursuits. All four(4)Parcels planned for the <br /> future are presently devoted to producing rice. <br /> The property owner's home site is immediately adjacent to the southeast comer of <br /> Parcel 4 and is outside the boundaries of the subject property of this study. The subject <br /> property of this report abuts the north boundary of Grooms Road,the east boundary of <br /> Henry Road and the west boundary of the property owner's home site parcel. The property <br /> owner's address is 30407 Grooms Road, Oakdale, California 95361. <br /> No improvements exist on the subject property planned to divide a large 40.08_ <br /> *+**rel into four(4)parcels of about the same size. <br /> San Joaquin County Assessor and Recorder records were researched which <br /> revealed that Gene Benedix acquired the subject property on July 7, 1972 and thus has <br /> owned the subject property in excess of thirty years and he has devoted the land to <br /> growing rice during this time. The area surrounding the subject property is also devoted to <br /> agnc a use. <br /> Future Planned Property Use: The planned development will allow the present property <br /> owner to continue to grow rice or some other agricultural product as he has in the past or <br /> any of the planned four(4)parcels could also be sold and then developed to other uses by <br /> Gene Benedix, 30407 Grooms Road,Oakdale CA 95361 2 <br />
