- v � <br /> CONDITIONS OF APPROVAL <br /> PA-03-22 <br /> Rapini <br /> Site Approval Application No. PA-03-22 was approved by the San Joaquin County Community <br /> Development Department on February 26, 2004. The effective date of approval is March 7, 2004. <br /> This approval will expire on September 6, 2005, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Rick Griffin, [209]468-3154) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING PERMIT'. The Site Plan required as a <br /> part of the permit must be prepared by a registered civil engineer or licensed architect. This Plan <br /> must show drainage, driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for <br /> details). A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a private right-of-way for lots 31, 32, 35-44, and 47-51 of the <br /> Brookland Farms Subdivision and road names of Rip Street, Virginia Lane, Maria Place, and Wyatt <br /> Lane as shown on the Site Plan dated January 21, 2003. <br /> c. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> d. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) This project will potentially serve more than three residences and shall comply with the San <br /> Joaquin County Development Title Standard 9-1150.18, Standards for Road Names and Road <br /> Name Changes, Public and Private. Please contact the Community Development Department at <br /> 468-2193 to complete this process prior to requesting Fire Department Approval. <br /> 2.
