An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> shall include grading plans for each individual lot, if applicable. These improvement <br /> plans and specifications are subject to plan check and field inspection fees and must be <br /> approved by the County of San Joaquin Department of Public Works prior to approval of <br /> the Improvement Plans. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a: <br /> A. twenty-five (25) foot wide right-of-way from the centerline of the unnamed <br /> road running north&south the frontages of lots 59, 60, 47, 48, 43,44, 35, <br /> 36, 31, and 32 <br /> B. twenty-five (25) foot wide right-of-way from the centerline of the unnamed <br /> road that runs from east to west to the property line across parcels'34 <br /> through 39 and 40 through 45 frontage <br /> C. twenty-five (25) foot wide right-of-way from the centerline of the unnamed <br /> roadway and the private road between lots 41, 42, 38, 37, 49, and 50 to the <br /> property line across the parcel's frontage. <br /> In addition an Irrevocable Offer of Dedication shall be made conforming to the fifty-foot <br /> (50)wide rit-of-way alignment as shown on the Subdivision Map recorded in 1913. <br /> The road shall give access to lots 39.40. 51 and secondary access to the entire <br /> subdivision. (A $350.00 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel <br /> to be offered for dedication. (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 5. Drainage from the adjacent roadway shall be retained on each lot. A registered civil <br /> engineer shall prepare improvement plans illustrating how drainage shall be retained on <br /> site. If retention is needed, ponds shall be provided. A drainage easement shall be <br /> provided and recorded by a separate instrument. Fees shall be paid for processing the <br /> easement. <br />
