Phase I Environmental SOsessment Page 2
Brookland Farms Subdivision
GPE Project No. 440.1
March 19, 2004
(See Section 4.0 for more information as well as Appendix A for graphical
information).
Past Use of Property
` Past use is consistent with the current use. According to the assessment records
and air photos, recently the site was used less intensively as only non-irrigated
dry pasture.
Environmental Conditions Impacting Site from Off Site Properties
Environmental information for the site and several surrounding sites was
obtained from Environmental Data Resources Inc. (EDR) in the form of a search
of state and federal data (see Appendix D). The only site identified nearby was a
site of a former underground storage tank (now closed) at 28000 Carter Road
(Hilltop Kennels), located over a mile southwest of the subject site. The subject
site, and the owner's home and horse stables, located at 8849 East Henry Road
were not identified in the EDR state & federal database search.
Conclusions
Based upon the observations outlined above, the following conclusions are made:
r, Present Use of Property
No evidence was found to suggest that the present use of the site as pasture has
impacted the subject site with a "recognized environmental condition". (See
,. Section 1.0 for a definition.) In areas of intense animal activity such as high-
density dairies, animal waste can result in nitrate impact to the groundwater.
Installations most likely to result in excess nitrate loading are feed lots and
animal waste "lagoons". At this site, the ponds do not appear to be significantly
loaded with animal wastes as demonstrated by the abundance of flora and
fauna. The low density of animals as well as the distance to groundwater (i.e. >
100') makes the potential for a material nitrate impact quite low.
Past Use of Property
No evidence was found to suggest that the past use of the site as agricultural
land has impacted it with a recognized environmental condition.
Environmental Conditions Impacting Site from Off Site Properties
No nearby sites were identified in the state & federal database search, which
would impact the site with a recognized environmental condition.
Recommendations
We have performed a Phase I Environmental Site Assessment in conformance
with the scope and limitations of ASTM Practice E1527-00 on a portion of the
2937 Veneman Ave.,#13240 Geo-Phase Environmental Inc.
