I. INTRODUCTION Dillon & Murphy was retained by Howard Sarver to perform a Soil Suitability Study for the property located at 9791 Henry Road, Farmington, CA. The subject parcel number is APN 207-070-08. The purpose of the study is to determine the suitability of the property for septic tank usage as required by the County. The study was performed according to the requirements of Section 10100 of San Joaquin County Development Code. ll. PROPOSED DEVELOPMENT The property is currently zoned AG-40. The Sarver's property consists of a 53.63 acre parcel (see appendix for map). It is proposed to create a 5.00 acre parcel and a 48.63 acre parcel. III. PRESENT AND PAST USE OF THE SITE Presently, Parcel 2 is a homesite. The home has been in existence for ten years. Parcel 1 has historically been grazing land. Parcel 2 has a domestic well and a conventional septic system with leach lines and pits. IV. EXISTING AND PROPOSED SEPTIC TANK USAGE Parcel 1 will require a septic system when developed. I have no knowledge of septic system failure on the property. Currently on Parcel 2 there is a home site and an existing septic system (see permit #93-925 in Appendix). The existing septic has worked well for the last 10 years and shows no sign of failure. There were no permits for repair of septic systems in the area. (See Appendix for surrounding permits) There are no immediate plans for any future homes on the property. Current zoning would allow for each parcel to have one primary residence and one second unit dwelling. In other words, technically the 53 acres could have four homesites with four separate septic systems. V. GROUND WATER AND DEPTH TESTING According to the map of "Lines of Equal Depth of Water Wells" published Fall, 1999, by the San Joaquin County Flood Control and Water Conversation District, the depth to groundwater at this location is approximately 120 feet.
