I. INTRODUCTION <br /> Dillon & Murphy was retained by Howard Sarver to perform a Soil Suitability <br /> Study for the property located at 9791 Henry Road, Farmington, CA. The subject <br /> parcel number is APN 207-070-08. The purpose of the study is to determine the <br /> suitability of the property for septic tank usage as required by the County. The <br /> study was performed according to the requirements of Section 10100 of San <br /> Joaquin County Development Code. <br /> IL PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40. The Sarver's property consists of a <br /> 53.63 acre parcel (see appendix for map). It is proposed to create a 5.00 acre <br /> parcel and a 48.63 acre parcel. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Presently, Parcel 2 is a homesite. The home has been in existence for ten <br /> years. Parcel 1 has historically been grazing land. Parcel 2 has a domestic well <br /> and a conventional septic system with leach lines and pits. <br /> There project site is in an area that has minimal development. I have <br /> researched the nearest relevant parcels for septic tank permit history and the <br /> results are in the appendix. <br /> The age of the system on Parcel 2 is approximately ten years old. The <br /> system consists of a septic tank with leach lines and 25 feet deep pits. Due to the <br /> hardpan in the area, this is the normal method of septic system in the area. Based <br /> on a conversation with the owners and research of available records, there is no <br /> unusual failures in the area. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> Parcel 1 will require a septic system when developed. I have no <br /> knowledge of septic system failure on the property. Currently on Parcel 2 there is a <br /> home site and an existing septic system (see permit #93-925 in Appendix). The <br /> existing septic has worked well for the last 10 years and shows no sign of failure. <br /> There were no permits for repair of septic systems in the area. (See Appendix for <br /> surrounding permits) <br /> There are no immediate plans for any future homes on the property.
