This property is adjacent to an active and permitted dairy and surrounded by agricultural <br /> farming. The future buyers of these parcels shall be advised of normal dairying and farming <br /> activity and potential odor and vectors associated with these operations. <br /> B. Prior to submittal of a tentative map, a qualified environmental professional shall prepare a <br /> surface and subsurface contamination report, identifying any potential source of surface or <br /> subsurface contamination caused by past or current land uses. The report shall include <br /> evaluation of non-point source of hazardous materials, including agricultural chemical <br /> residues, as well as potential point sources, such as fuel storage tanks, septic systems, or <br /> chemical storage areas. If the report indicates there is contamination, corrective action shall <br /> be taken, as recommended in the report and concurred with by Environmental Health prior to <br /> issuance of the building permit (San Joaquin County Development Title, Section 9- <br /> 905.12(a)(c)). <br /> C. The Environmental Health Department requires a soil suitability study indicating that the area <br /> is suitable for septic tank usage. This must be performed prior to recordation of Parcel Map <br /> (San Joaquin County Development Title, Section 9-1105.2(d)). A review fee of$186.00 <br /> must be paid at time of submittal to the Environmental Health Department. <br /> The sewage disposal system shall comply with the on site sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of <br /> septic tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal <br /> system is required for each parcel. A permit fee of$93.00 per percolation hole is required. <br /> D. The existing private water wells shall be tested for the chemical Dibromochloropropane <br /> (DBCP) and nitrates prior to recordation of the Parcel Map. Samples are to be taken and <br /> analyzed by a State-approved laboratory (San Joaquin County Development Title, Section 9- <br /> 1115.7). <br /> Page 1 of RM <br />
