Historically there have been no underground storage tanks. The owner has no knowledge of
above ground storage of chemicals. There are no records of chemical use on the site (see 3
appendix).
3.3 Description of A I Current On-Site Potential and/or Known Above and Below Ground
Sources of Contamination Identified at the Project Site: Presently there are no underground
storage tanks on the property and visual inspection did not produce any evidence of buried
containers, as well as no odors that would be associated with buried chemical tanks. There are no
storage tanks above ground. There are no above ground fuel tanks on the site. The site includes 3.3)
a homesite. There are no drainage courses through the property. There is a drainage ditch outside
the boundary of the project located west of the west property line. A portion of the site runoff
drains to this ditch.
3.4 Description of All Past Off-Site Potential and/or Known Above and Below Ground
Sources of Contamination Identified in the Area of the Project Site: Predominately, the area
consists of rural residential development. There are vineyards to the east and a mix of rural )
residential to the north and east. South of the site is an existing dairy. The field west of this site
raises seasonal crops for the dairy.
As with most dairies, there is a possibility for elevated nitrate levels in the groundwater. No
groundwater testing was performed as part of this report. As a Condition of Approval for the
Tentative Map, a Soils Suitability Report will be required. Water tests will be performed. /\
Nitrates and DBCP will be the two constituents tested in the groundwater. If abnormal results ( "116'
_ are encountered, the information will be disclosed to the prospective purchasers of the parcels.
3.5 Description of all Present Off-Site Potential and/or Known Above and Below Ground
Sources of Contamination Identified in the Area of the Project Site: The present potential of
` groundwater contamination is essentially unchanged from the past sources. Three additional
homesites should have virtually no impact on the groundwater.
4.0 EVALUATION OF PAST AND CURRENT SOURCES OF
CONTAMINATION IDENTIFIED AT OR NEAR THE SITE AND
RECOMMENDATIONS FOR FURTHER ACTION:
4.1 Evaluation of Each Potential and/or Known Source of Contamination Identified for any
Real and/or Potential Threat to Human Health and the Environment: The depth to ground
water in this area is approximately 140 feet. Due to this depth, any pesticides, insecticides, and
fertilizers used on the property in the past or present would have a minimal impact to the ground
water. The existing home on site does not pose any significant threats to ground water or the l
surrounding environs. As stated previously, there is no history of chemical use on the site.
5.0 CONCLUSIONS AND RECOMMENDATIONS SECTION:
5.1 Discussion of the Above Evaluation: There are no chemical containers or fuel storage tanks
on this site, thus there is no potential for contamination. As was stated above, the existing home
on the site does not pose any significant potential for contamination to the project site, and no
.. mitigation measures are recommended.
2
